This Project is positioned in a prominent location along Kallipoleos Avenue, which is a key arterial thoroughfare linking central Nicosia to its immediate and broader southern periphery. It is comprised of Five Floors of Workspaces above a Commercial Base (Ground Floor + Mezzanine), which projects from the Project’s main volume, mediating between the city and the building, belonging equally to both.
Planimetrically, all floors are premised on a rectangular geometric arrangement of convenient size and proportion – thereby yielding functionally-efficient commercial configurations. This efficiency is also reflected in the project’s sectional organisation, which maximises the plot’s topographic variation to forge 1½ floors of Parking Space (with 1 basement).
To address both architectural and sustainability considerations, the Building’s Envelope extends to create external loggias, which provide both a threshold of in-betweenness, as well as a very necessary protection from direct sunlight. Vertical aluminium louvers and vegetation in planters not only enhance the passive climatic performance, but also add architectural complexity and variation.
