Situated in a prime residential neighbourhood of Engomi, Nicosia, this Project utilises the specifics of the site – such as, favourable orientation (South and West), plot geometry, as well as extended and variable road-front – to ensure that the project yields a coherent urban façade commensurable to the surrounding urban fabric, in conjunction to high-quality residential units (whereby, all apartments enjoy views to the street and adequate exposure to sunlight and wind).

A generous garden at the front, visible from all apartments, creates a natural-green foreground to the building, integrating the entrances to the two wings. The Ground Floor accommodates Common Facilities and Private Supportive Spaces. The First and Second Floors are typical, each with four 2-bed and three 3-bed apartments, while the Third Floor consists of a unique 4-bed apartment with generous outdoor living.

The proposed architecture strives for a tensioned interplay between rhythm and balance, using variable vertical openings for verandas and windows. The façade of the South-facing wing is planimetrically elongated and contrasting to the West-facing wing, which is closer to a square. The Third Floor Apartment is recessed, and formally differentiated to the rest of the building, thereby reformulating the time-honoured theme. This formal tripartite stratification of the building allows the proposed architecture a stronger urban integration in its suburban context.
